conceptual design is what most people are familiar with architects providing

qualitative data output at this stage can quickly be evaluated in terms of financial performance and yield
a preferred option is then worked up as a concept design with plans, sections and elevations
this may then be refined iteratively through client & consultant feedback
a set of concept design documentation is the output of this phase
conceptual design
depending on project complexity a large number of specialist consultants may be required
for simpler projects the architect may deliver all the services design (water supply / foulwater / lighting & electrical distribution / fire protection etc)
in order that a co-ordinated design be produced a project may have one or more design development phases where all consultants explore design options and develop these collaboratively to create an integrated solution
a set of developed design documentation, and a resource consent application is the outcome of this phase
design development
a formal set of contract documents is required to obtain a building consent and tender a project to contractors
architectschurr develop this document set using BIM software and work with consultant partners to ensure this is well co-ordinated
the form of the technical documents is determined by the needs of the client and form of the preferred construction contract
a set of construction documentation and a building consent application is the typical output of this phase
documentation
site observation services observe that the works on site are being constructed in accordance with the contract documents
contract administration is a quasi-arbitratorial role defined in construction contracts that assesses progress on site to certify payments, issues variations, evaluates claims, and issues notices as required by the contract
