  • joinery formed beneath sill along west wall allow localised hvac distribution and control

  • translucent ramp / steps to entry to allow light passage to basement

  • bar / cafe integrated into reception

  • perimeter bulkheads for services distribution / delivery

  • offices have exposed concrete soffits to maximise volume
